Frequently Asked Questions: WBO Services

Get answers to frequently asked questions about our Work By Other (WBO) services, elevator modernization, repair, aesthetic support, compliance, scheduling, pricing, and project coordination. Trusted GC for vertical transportation needs in NC and SC.

The length of an elevator modernization varies depending on the scope of work, building type, and coordination with other trades. However, a typical full modernization project can take 1-12 weeks once construction and prep are underway.

Currently we serve projects all over North Carolina and South Carolina.

Elevator modernization costs can vary significantly based on the type of building, existing building conditions, number of floors, elevator system, scope of upgrades. Full modernizations typically cost $125,000-$250,000+ per elevator.

No, we do not install elevators. We specialize in Work by Others (WBO), providing the electrical, mechanical, fire life and safety, structural, and general contracting required before an elevator installation/ modernization. We collaborate with elevator manufacturers and installers to ensure the site is fully prepared for a seamless installation process.

Our services are typically a fraction of the cost of a modernization. With variable factors of existing conditions, complexity of the project, requirements to meet current IBC, ADA, ANSI, NEC, and AHJ codes. Our WBO services can range from $10,000-$50,000+

We are dedicated exclusively to elevator-related construction, which means our crews understand the timing, precision, and coordination required to support elevator installations. Our focus on WBO execution helps reduce delays, RFIs, and costly change orders.

Surge protection devices guard elevator control panels and drive systems against voltage spikes caused by lightning strikes, utility switching or equipment faults. This prevents costly electronic damage, service costs, reduces downtime and service interruptions.

We use a multilayer approach: installing pit liners, sump pumps with float switches, and targeted polyurethane-grout injections to seal cracks. Together these measures keep groundwater out, and your pit and critical components, bone dry.

Clients typically see:

50–70% reduction in emergency repair costs.

20–30% lower energy bills (with energy-efficient drives).

Fewer service interruptions, boosting tenant satisfaction and occupancy rates.

Extended equipment lifespan by 10+ years. These savings often offset upgrade costs within 2–4 years.

Yes. We design and install dedicated emergency generators or UPS/battery banks sized for full elevator loads. Automatic transfer switches engage seamlessly on utility loss, ensuring doors open and cars return to a safe floor.

Absolutely. Whether you have hydraulic elevators, traction elevators, machine-room-less lifts or residential platforms, our mission is to safeguard your vertical transportation with tailored surge protection, waterproofing, backup power and modernization.
